Undertaking a building project for the first time can be understandably stressful, but LM Associates offer Tendering and Management services that take the complexities off your hands. Tendering the works to potential contractors is the natural next step following the acceptance of planning permission or building regulations approval, and we are happy to conduct this process on your behalf. 

Our experienced team will put together a tender pack which includes a full specification and copies of all drawings along with instructions and a breakdown of every element of the build phase. We are well connected with skilled building groups who represent the standards that we would wish for our own architectural work. 

What is Tendering?

Tendering a building project involves contacting building contractors and asking them to submit a quote for work based on the proposed project. This process allows you to make an informed decision about the actual cost of the building work before moving forward with construction work.

How does Tendering Work?

Once we have tendered the work to contractors, we will undertake an analysis of all the builders’ prices to break down costs, profit, exclusions and any provisional sums and will be able to advise the client in accordance with your budget.

The next steps include:

  • Formulating the contract
  • Assisting you with project management
  • Identifying contract price, start date, duration of development and payment terms
  • Impartially administering the contract to ensure fair treatment for all parties
  • Inspecting the site weekly, fortnightly or monthly to suit your budget
  • Issuing architect’s instructions to make sure you never overpay for the work

Snagging Check

We care about the quality of the work we provide, and for that reason, every project we tender is subject to a snagging check upon completion. Following which, we will issue a practical completion certificate. After a period as defined by the contract we will return to undertake a further snagging list for the contractor. Once completed, we will authorise you to release the retention and make a final payment to the contractor on a fair basis.
